How Much Does It Cost To Go Open Plan

INTERIOR DESIGN | How to Decorate a Beautiful and Cozy Living Room | House to Home

One of the most popular alterations to a period house is to open up the downstairs living space. All Grade I and II listed buildings need Listed Buildings consent first and all new work must comply with current building regulations.

First check with your building surveyor or structural engineer that the wall isnt one of the main supporting walls, advises Philip Hall of Hall Construction a member of the Federation of Master Builders. To get some idea, try knocking it if its just a thin plaster stud wall, youre fairly safe to go for an open plan kitchen design. For other interior walls youll need to shore up the upper storey with a Reinforced Steel Joist .

If there are no complications, to knock down a wall, remove the rubble to a skip and make good it shouldnt take more than a couple of days although there may be rewiring involved, such as relocating light switches and power points.

Costing the job

  • Knocking down a wall and inserting an RSJ, from £3,000
  • Removing wall in Grade II listed house, up to £5,000 .

Interior Painting Cost Estimator

When estimating interior painting costs, the first step is measuring the entire painting surface of your home or room. The example below is for a 10 x 12 room with an 8 ceiling, one door, and one window.

  • Measure the perimeter of the room For a 10 x 12 room, add the four wall lengths.10 + 12 + 10 + 12 = 44
  • Calculate the wall area Multiply the perimeter with the ceiling height.44 × 8 = 352 SF
  • Subtract for windows and doors to get the coverage area Subtract 21 SF per door and 16 SF per window.352 – 21 – 16 = 315 SF
  • Calculate the cost to hire a painter Painters charge $1 to $3 SF of coverage area.315 × $1 = $315
  • $1 $3 /SF

How Do You Set A Budget For Decorating

The first thing you should do is to make a wishlist of things youd love to feature in your home. Make a moodboard or create a Pinterest board to get a feel for what you like and what you dont. For example, will you want to paint or learn how to wallpaper? Or perhaps you fancy a feature wall idea.

Creating a decorating plan will help you figure out the actual look of the rooms, working from your wish list. Include everything from what the floor plan will look like and any extras like wallpaper, lighting, and artwork.

Once youve figured out what you want to have, its a good idea to shop around for the right items to make sure you dont overspend on products you can get cheaper somewhere else. Think about delivery and any other costs associated so everything youre totting up is realistic. Be savvy!

Next youll probably need to narrow things down further as more than likely, your budget doesnt tally up with your wishlist.

Make sure you think about the practical needs of the rooms first, making adjustments where you can to get the things you need as opposed to want. For example, think about a sofa over decorative accessories like wall art or a mirror. Priorities are very individual so think carefully about what will be needed first and foremost.

A little bit about our renovation

Were Neil & Fi and a many years ago whilst running a little home & interiors blog from a 1 bed flat in Hove, Sussex we made a decision that would change the course of our lives forever

Neil & FI – the only found evidence of us smiling whilst doing diy

We ‘flipped’ our flat, made £70K in equity in under 3 years, navigated the sale during the Brexit vote , and then used the equity to renovate a fixer upper house in Brighton that hadn’t been renovated since the 1960s.

You can see the step-by-step work we’ve done over on our 1930s House Renovation page. The property needed everything doing to it, shag pile carpet, wallpaper on every single wall, the lot! Check out the before and after renovation shots.

It was gruelling and a steep learning curve, but we were hooked on renovation life. Fi trained as an interior designer and in recent years we now provide support to renovators who are taking on all sorts of projects from knock throughs to double storey extensions.

Back when we got an offer accepted on our house we started researching house renovation costs to see if we could actually afford to renovate this place.

Having no friends or family in the building / trades industry at the time, we didn’t have anyone we could rely on to give us accurate quotes for work – nor did we really fully know what we wanted to do to the house before we moved in .

How Much Does Rewiring A House Cost

Undertaking an entire rewire can be a messy, disruptive business. Expect to have furniture moved and floorboards lifted to allow access for cabling. A great deal of dust can be created during wall chasing and re-plastering, so keep lots of dust sheets on hand. The electrician will need to have access to all areas of the property at all times, as circuits are wired from room to room, rather than one room at a time, explains a representative from the Electrical Contractors Association.

The main concern for period homeowners is the difficulty of hiding cables with the least amount of damage, particularly to original plasterwork, which can be costly to reinstate. You dont want unsightly cables and trunking on show, so its best to have a specialist on hand to restore plasterwork to its original condition afterwards.

Another common problem is that period houses never have enough power sockets, adds Giuliano. Given the huge increase in the number of appliances we use these days its a good idea to factor in a few extra sockets where you can. Contact the ECA for advice on calculating how many sockets you need.

    Costing the job

    • Complete house rewire, from £4,000
    • For decorative period-style sockets, from £65
    • Chasing in two new wall lights either side of chimney breast, from £450
    • Typical day rate, from £200

    Ways to save money

Basics Categories In A Furniture And Decorating Budget

The main furniture and decorating costs are the same for a primary or vacation home:

    • Furniture: This is the biggest ticket category and also where you have the most leeway for splurging or saving, especially for your vacation home. Theres a preconceived notion that you wont spend as much money furnishing and as you would your primary, says Patrician. But the reality is that you absolutely could if you want your items to hold up and last.

    • Rugs: Like furniture, youll need to spend more for high-traffic areas where durability is a priority.

    • Lighting: From statement floor lamps to vintage table lamps, prices in this category vary greatly, making careful selection a must.

    • Wall décor: Any fine art will likely be displayed in your primary residence. Themed pieces can keep a second home decorating budget on track.

    • Window treatments: Your primary home windows may warrant quality custom drapes or other window treatments, but you can easily get by with more budget-friendly off-the-shelf options for a second home.

    • Styling accessories: This catch-all category are the pieces that add flair to your interiors, but beware these smaller expenditures add up fast.

    Should I Hire A Designer

Lets be blunt about the cost. If you are reading this post, you probably like DIY projects, home improvement, and have a moderate budget for decorating. The point being, if you have to ask how much it cost, you probably cant afford it.

Now that isnt entirely true. A designer can pull of an amazing room plan with semi-custom furnishings from retailers that you can afford. And for that you should be excited. But more on that later.

For a high end design, you should expect to spend $30,000- $50,000 on a room. In order for it to be worth the cost, your home value should be commensurate with the cost of improvements. You dont want to put a $50,000 investment living room into a $100,000 house. It doesnt make sense.

So plan to spend no more than 25% of your homes value on the total renovation cost. This means all of the rooms, furnishings, and contracting work. Does it fit into your budget?

For example, if your house value is $500,000 and you want to spend $15,000 on redecorating your living room, it is a good investment for you. Because you will get use out of the room and it doesnt exceed the value you will get back out of the renovation when you sell the home.

    Painting A Single Room Costs

INTERIOR DESIGN | How to Decorate & Organize a Small Room | House to Home Laundry Room

With the time it takes to paint a room typically taking two days, including preparation and a first coat, and a second coat the following day when the first has dried, the cost of painting a single medium-sized room will cost around £400 for the labour.

The cost of the paint itself will also need to be factored into your budget. The cost for different paints can range quite widely depending on the quality, colour and finish, from around £10 for 5 litres, up to £50 or more for high-end brands.

You will probably need several tins for a typical room, so factor this cost in. A decorator may be able to supply your desired product, which can make it cheaper.

Furnishing can bring back the dead house into life. So, you might end up going a tad bit overboard when decorating your home. However, you need to set a budget, or else youll go bankrupt.

How much does it cost to furnish a 2000 sq. ft. house on a medium-sized budget?

Youll have to allocate about $16,200 to furnish a 2000 sq. ft. house. For the living room, you need to spend about $4,200. The dining room will take about $3,000. And for the remaining 3 bedrooms, youll have to spend about $9,000.

Whats Involved In Painting And Decorating

Though the trade itself suffers from a less than favourable reputation, there are many decorators out there who are skilled, very trustworthy, and extremely hardworking.

In fact, an experienced painter and decorator will be able to do far more than simply cover up that ageing magnolia in your living room. These additional services could include:

    • Help with choosing coloursIf youre stuck at the first gate, you may want to ask your painter and decorator what they think about the colours youre considering. Remember, an experienced decorator will have painted hundreds of homes before they even stepped foot inside of yours their opinion and critical eye could be invaluable to freshening up your interior.
    • Finding specific itemsIf you live in a period home, for example, it can be difficult to find genuine items or furnishings which complement the appearance of your property. A painter and decorator will likely be able to source you items like ceiling roses, coving, or skirting that matches the originals within your home.
    • Completing small jobsEvery home has small bits of work that need completing, but which dont merit hiring someone to do them. If you have professional painter and decorators in, theyll be able to quickly touch up old paintwork or find you a colour match for that wall your niece decided to decorate with a permanent marker.

    What To Look For:

Use the search feature of Marketplace and Craigslist to find furniture in your style. An example of terms I frequently use are: coffee table, sideboard, dresser, chippendale, dining table and chairs, wicker, rattan, woven, area rug, table lamps, end tables, side table, occasional chair, living room chair, sofa table, console table, entry table.

In your search you can add terms like traditional, modern, farmhouse, vintage, wood, and colorful to specify what you are looking for.

Start with broad search terms and narrow it down. When looking at the photos and descriptions look for solid wood pieces, not a lot of damage, smooth surfaces/sides, working drawers, no huge chips.

Dont worry about small dings, missing paint, ugly knobs and pulls or darks stained wood. All of these things can easily be repaired with a little bit of DIY love, wood putty, paint and new hardware.

I cannot tell you what amazing pieces I have found on Facebook marketplace for under $100 that rehab into wonderful additions to any room of your house.
